If you own in New York or California you will want to buy the editions specific for those states. I live in California and almost goofed and bought this edition.

Rating:  Summary: A Quick reference, or serious handbook. Review: I currently manage 16 of my own properties, I use this book weekly. It helps with a quick reference, just to make sure your not stepping over any legal boundaries, and it makes a great handbook for the more detailed and serious problems that seem to come hand in hand with Landlording. I recommend buying the version with the disc. The forms are in Microsoft Word format, and a little crude to edit, but I use them often and have built some of my standard forms from the ones they provide.
Rating:  Summary: Extremely Informative Review: I have referenced this easy to use book time and time again. The forms included on floppy disk are hard to locate since there is no "file title" reference in the book but once you find the one you need they are extremely helpfull. A must buy for every landlord!
Rating:  Summary: Landlords best friend Review: If one is a landlord and one thinks that knows everything. Well, be ready for a surprise. In this book in question, i.e., Every Landlord's Legal Guide (Book & CD-ROM) by Marcia Stewart, et al, leases & rental agreements are discussed and explained along with concept and rules governing deposits, rent rules, liability, discrimination, repairs and maintanance, privacy, property managers and evictions. The book is written in an easy to understand manner and the font is quite easy on the eye (which is a nice bonus if I may say so). Highly Recommended for people in the industry.
Rating:  Summary: Indispensable Review: If you can only purchase one book about rental properties, get this one! It is well-written, well-organized, and worth the price. I purchased this book at a point of peak frustration after making some costly and discouraging rental mistakes. This book has been immensely helpful in turning things around for me; it has saved me time, money, and headaches. As a beginning landlord, I cannot recommend this book highly enough!!
Rating:  Summary: This is the one book you need Review: If you only wanted to buy one book to help you get going in landlording, this is the one. It covers all the legal considerations you need to be aware of as a landlord including differences in state laws and the legal forms you need. In so doing, it covers most of the landlording issues that other books do since, really, most of them boil down to legal issues.
The state-by-state legal differences were particularly useful so I could craft my lease and properly follow the letter of the law. With just a generic how-to-landlord book, I'm not sure what I would have done. I probably wouldn't have been as aware as I should have about my local laws. And, bonus, the book is clear and easy to read.

Rating:  Summary: I couldn't recommend this book ENOUGH!!! Review: This book has helped through every step of buying my first investment property. It's like having your own professional standing over your shoulder, reminding you about every detail of every step. The section on insurance alone is completely priceless, pointing out that a landlord needs not just property loss coverage but also personal liability. And not just physical liability, but coverage of potential slander, libel, discrimination, unlawful eviction, invasion of privacy suits... And don't forget loss of rents! It's that kind of detail that maybe someone who's done this before would call 'basic.' But I admit: I am no pro, yet when I called an insurance agent and explained what I wanted coverage for, he said to me, "Um, you've done this before, haven't you?" Thank you, nolo!
